What constitutes income?
Income is from all sources from anyone over the age of 18 in your household. This includes wages, bonuses, tips, unemployment compensation, alimony, child support, pension benefits, Social Security benefits, recurring gifts and public assistance.
Is net or gross income used to determine your income eligibility?
Income will be calculated using gross annual income. (Gross income is the income you receive before any taxes or deductions.) For self-employed applicants, net income is analyzed, which includes net business income from current and prior years. If you reach the consultation stage, be prepared to submit a statement that details projected income and expenses through the end of the current calendar year.
What information will I need to present?
Be prepared to present copies of recent years’ federal tax returns, recent paystubs, and copies of financial statements. Start to keep these now so you will have them easily available if you are invited for a consultation. Where will eligibility appointments take place?
Eligibility appointment locations will be communicated to applicants starting in July of 2020. We will have updates on the website and will also inform applicants directly.
Are utilities included in the rent?
Heat and hot water will be included. Tenant is responsible for electricity, including electric heating.
What are the services and amenities? Is there a fee to use them?
All residents will enjoy the benefit of a doorman in their building and the Lew Davis Pavilion. Other amenities, which do have a cost, include a fitness center, on site parking and event space rental.
Do you allow pets?
We welcome pets, our policy limits households to two pets; breed restrictions for dogs will apply. Pet owners will need to complete a Pet Rider addendum to their lease.
